Lehigh Acres pavers fight a different set of enemies than the coast does
Paver work in Lehigh Acres is not the same job it is three miles west. The salt spray that dominates Fort Myers and Cape Coral barely reaches the inland blocks, but it is swapped for conditions that are just as hard on a paver surface: high-iron well water, sandy sugar-sand subgrade that never quite packs, and the most aggressive ants in Lee County. A driveway or lanai here is usually laid over a base that moves more than a coastal slab, and the joint sand is the first thing to give way.
The most visible Lehigh scar is the orange rust ring. In the swaths of the unincorporated community served by private wells and irrigation pumped straight out of the water table, the sprinklers throw water that carries dissolved iron. It lands on limestone pavers - the creamy, porous beige stone that dominates new construction here - and dries to a brown-orange halo at the edge of every spray arc. On a paver that has been sealed, that iron rinses off far more readily because the sealer keeps it on the surface instead of letting it soak into the stone's open pores. Unsealed limestone can trap that rust and a permanent organic film in a single wet season.
Why the joints fail first in Lehigh's sandy soil
Virtually every paver install in Lehigh Acres sits on a washout-prone base. The native ground is the coarse, loose sand that makes the whole community feel soft underfoot, and even a properly graded base with a compacted limestone pad gives a little with the afternoon storms that roll through from June through September. That movement, plus the driveway's own flex, squeezes the sand out of the joints. Once the joints drop, the pavers shift against each other, and every gap becomes a doorway for fire ants and bahia grass seedlings.
This is exactly what a re-sand and seal is engineered to stop. We clean the pavers down to bare stone first, clearing the iron film, the spent sand, and any biology out of the joints, then we bring the joints back up with a polymeric sand that hardens when it cures. The sealer goes on top and locks that sand in place so a hard downpour cannot pick it back out. For a Lehigh driveway the seal is not cosmetics - it is the difference between a five-year surface and a ten-year one, because the joint sand is the load-bearing part of the whole assembly.
Sealing after new construction, before the HOA gets involved
A large share of the paver work in this community happens in the first year after a build-out, in the production-home neighborhoods spreading off Homestead Road, State Road 82, and the newer swaths toward Buckingham. New limestone driveways and lanais get coated in concrete dust and efflorescence during construction, and they arrive unsealed. The two windows that matter here are right after the final grading, and again about a year in once the ground has settled the way it is going to.
HOA standards matter in Lehigh more than most areas because so much of the housing stock is deed-restricted. The covenants that get enforced here run heavily to exterior appearance, and a rusted or algae-green paver entry is the kind of thing that draws a letter with a deadline. If you have one already, it changes how we schedule the job, not what we charge for it.
What you can expect from a Lehigh paver sealing visit
- The clean comes first and takes the longest. On limestone, iron-rich well water, and unsealed pavers, most of the visit is used getting the stone back to its real color before any product goes down.
- We treat the iron and the organism separately. A rust stain needs a targeted acid-safe product; the black algae needs a different chemistry. Pouring sealer over either without treating it first is how a stain gets locked in.
- The stone must be completely dry before the sealer cures. In the wet season that means a full dry day, which is why we schedule around the forecast rather than around the calendar.
- The right finish depends on the paver. Limestone takes a satin or matte finish best so it keeps its natural look and traction; a wet-look gloss is more for concrete pavers. We match the product to the stone.
