On a whole-property visit, the order is not arbitrary

Gravity sets the sequence, and running it backwards is the most common way a competent cleaning still ends up looking mediocre. Everything lifted off a roof has exactly one route down: over the fascia, onto the gutter faces, down the walls, across the cage roof, and out onto the deck and the slab. So the roof goes first, gutter faces and soffits next, then the walls, then the screen enclosure, and flatwork last. Book the driveway on a Tuesday and the roof on a Thursday and you have simply bought the driveway twice.

The same logic is why bundling a property into one visit is not just a scheduling convenience. A crew that is already set up can follow the runoff down the building in a single pass, and the surfaces below never have to be redone. When only one surface is in the budget this season, the useful question is not which one looks worst, but which one is sitting above the others.

A surprising share of the staining on a Lee County home comes out of a sprinkler

Homeowners tend to blame the sky for everything on the walls, but look at where the discoloration actually sits. If the marking stops in a clean arc at chest height, tapers along one elevation, and is strongest nearest a head, that is not weather. That is the irrigation system painting the house every other morning.

Two different water sources cause two different marks here. Out in Lehigh Acres and on the larger unincorporated lots, private wells pull up water with real iron content, and iron leaves an orange-brown cast that darkens as it oxidizes in the sun. On reclaimed municipal irrigation, common through Cape Coral, Gateway, and the newer planned communities, the residue reads more as a dull mineral crust with white edges. Neither is a living thing, which matters, because the mildewcide that clears organic growth does almost nothing to either. They are stains, and they need a targeted treatment rather than a stronger rinse or a closer wand.

The part worth saying plainly: cleaning it is the smaller half of the fix. If the head that caused it still throws against the wall, the mark comes back on the same schedule it did before. Turning or shortening a couple of heads costs nothing and does more for the front elevation than any amount of chemistry. We would rather point that out on the walkthrough than clean the same arc off the same stucco every year.

After a storm, cleaning and remediation are two different trades

Anyone who has been through a Southwest Florida storm season knows the aftermath does not end when the water goes down. What exterior washing genuinely handles is the outside surface work: the silt and debris line left on block and stucco, the film that comes off a flooded driveway or pool deck, the organic growth that explodes on shaded exterior surfaces in the humid weeks afterward, and screen enclosures loaded with plant matter and grit.

What it does not handle, and what nobody should let a pressure washing company talk them into, is anything on the inside of the building envelope. Water that reached drywall, insulation, subfloor, or wall cavities is a mold remediation job for a licensed remediator working to an inspection and a documented protocol, usually alongside an insurance claim. Those are separate qualifications and separate paperwork. A washer who offers to handle interior mold because the truck is already in the driveway is telling you something useful about the rest of their judgment.

There is also a structural caution specific to post-storm work. Wind lifts tile and loosens fasteners without leaving anything obvious from the ground, and washing a roof in that condition can drive water where a compromised underlayment can no longer stop it. If a property took a real hit and has not been looked at by a roofer since, the honest sequence is inspection first, cleaning after.

What a wash will not fix, said up front

Being clear about the ceiling of the service saves everyone a disappointing afternoon. A cleaning removes what is sitting on a surface and what is growing into it. It does not restore a material that has already failed.

Chalked paint is the one that catches people most often. Years of subtropical ultraviolet break the binder down in the coating itself, so the surface gives up a fine powder on a dragged finger. Washing takes the chalk off and the wall genuinely looks better wet, then dries back to the same tired, thin color, because what is left is worn paint rather than dirt. That house needs repainting, and we will say so.

The same applies elsewhere. Concrete that is already spalling sheds more loose material once the growth binding it is gone. A sealer that has clouded or peeled has to come off and go back on, not be cleaned. Screen mesh that has gone brittle in the sun will part under even a gentle wash, and it was at the end of its life before we arrived. Rust that has been baking into white cage framing or vinyl for several seasons usually lightens substantially rather than disappearing. None of that is a reason to skip the cleaning. It is a reason to know what you are buying, so the result is the one you were expecting when you agreed to the price.
